Cost of Building in Nigeria: Materials and Labour Trends
28 February 2026

Current trends in building materials and labour costs in Nigeria for developers and self-builders.
Building costs have been affected by inflation and supply chain factors. We summarise recent trends to help developers and self-builders budget more accurately.
Materials
Cement, reinforcement, blocks, and finishing materials have seen price increases. Import dependency for some items exposes costs to forex and logistics. Sourcing locally where quality is acceptable can reduce cost. Order in advance and lock prices where possible.
Labour
Skilled labour (masons, electricians, plumbers) costs have risen. Engage reputable contractors and agree scope and payment terms in writing. Supervise work to avoid rework and delays.
Budgeting and Contingency
Use current rates from suppliers and contractors when estimating. Include a contingency (e.g. 10–15%) for variations. Phasing construction can help manage cash flow and reduce exposure to cost spikes.
